The new Denver Zoning Code is almost a done deal. The City Council has voted on a timeline, the public hearings are over and the new Zoning Code Draft # 3 is available for your examination and comment HERE. There are TWO more PUBLIC LISTENING SESSIONS scheduled in November and it won’t be a surprise if that’s not all she wrote. All of the momentum is in place to get the new code in place in early 2010.
It’s not in anybody’s interest to delay this process any further. Uncertainty is the enemy of investment and development, and the enemy of your home’s valuation. It’s gonna get done and if you want to have a say…now’s the time.
Take a look at the new draft. City planners appear to have taken into account many public comments and made positive changes to the new draft.
If you don’t get involved now you don’t get to b**ch later. And we all know how much the people who pay no attention during the process like to b**ch about the result!
Well I just got my first glimpse of the new zoning code map for my neighborhood, Sunnyside. According to an article in the recent North Denver Tribune Councilman Rick Garcia said this, ”This means that nearly all of my city council district will be rezoned to Single Unit Residential zoning district.” That’s it in a nutshell, but the issue is much more complex and in the Tribune article Garcia goes into some of the complexity.
Go to the New Code Denver website. Find your neighborhood map. Figure out what your new zone will be (I’m U-SU-C!) If you want to have any say in what your little part of the world is going to look like you better get involved now. In referring to meetings he has had to solicit community input Councilman Garcia said he would continue to respond to neighborhood questions “…as the new Code winds it’s way through Denver city council for adoption before the end of the year.”
This is it folks…speak now or forever hold your peace. Get informed, email the CPD, call your Councilman (Rick was very open to my input). You can make a difference but you have to get off your ass to do it!

If you have no idea what the illustration above is about, you need to attend a meeting on the new Denver Zoning Code. Visit the website to get a schedule of meeting times and locations. Currently 6 public workshops is what you get. Learn as much as you can and have a voice in how Denver will look for the next 100 years. The current code is 53 years old and such a crazy quilt that it has to be scrapped. What’s going to replace it? Whatever it is it will be around for a long time. Get involved, tell Peter Park what you think. Have a chat with the Mayor. Now’s your chance. The only thing at stake is Denver’s future.
The Lofgren Family Carbon Monoxide Safety Act has been signed by the Governor and will go into effect on July 1, 2009. The bill will affect you if you are constructing a new home, selling your current home or own rental property. In essence the bill says that after July 1, 2009 all new and sold property which has a fuel fired heater or appliance, (stove, hot water heater, etc) a fireplace, or an attached garage, must have carbon monoxide detectors installed on each occupied level and within 15 feet of any area designated for sleeping. ALL properties available for rent must have detectors on each level and within 15 feet of the entrance to all areas designated for sleeping. Read the full text here

6:30 p.m. May 13: Place Middle School Auditorium, 7125 Cherry Creek North Drive.
6:30 p.m. May 14: Lake Middle School Auditorium, 1820 Lowell Blvd.
6:30 p.m. May 19:Denver School of the Arts Concert Hall, 7111 Montview Blvd.
6:30 p.m. May 21: Abraham Lincoln High Auditorium, 2285 S. Federal Blvd.
