Prices in Denver’s city neighborhoods continue to gradually climb. Within the city limits of Denver, here’s how the sales statistics stack up:
For the week ending Nov 10th, 2009, the average price per square foot in Denver was $182, an increase of 7.1% compared to the same period last year. The median sales price for homes, for the period of Aug 09 to Oct 09 was $178,950, based on 3,192 home sales. Compared to the same period one year ago, the median home sales price increased 14%, or $21,992, and the number of home sales decreased 20.8%.
There are currently 5,755 homes for sale in Denver (as listed on Trulia.com). The average listing price these homes was $426,019 for the week ending Nov 10th, 2009, which represents an increase of 0.5%, or $2,240, compared to the prior week.

Renovation Spotlight is especially interested in affordable yet unique homeowner-based projects (DIY!), all things green and sustainable, drop dead architecture, historic restorations, and all-around eye-popping design. Submissions from contractors, architects and designers welcome, but ‘fix and flips’ receive less consideration than homeowner-driven projects. Participants must be willing to describe their approximate budget.

Uprooted (working title), is an exciting new series from HGTV that follows couples, families and individuals who are saying goodbye to their hometowns, totally picking-up, and moving to a new place where everything is different.
They are looking to cast people who are moving to start a new career or to live out a dream of living in a totally new place, and will be there from the beginning to document as they explore different locales looking for favorite spots, hot restaurants, and somewhere they can call their new home. Which neighborhoods do they like the most? What kind of home do they want? What fits into their price range? And of course – Are they making the right decision!
They will document the many stages of moving:
-The decision to move
-Exploring the new city, town, country….etc.
-Packing up and saying goodbye to their old home
-Settling into their new location

Think you’ve got what it takes to be the general Contractor on you own renovation? Think you can do it cheaper than the pros? Put your skills to the test for a chance to win $5,000 from HGTV. Producers from locally based High Noon Entertainment are searching for dynamic homeowners who plan to renovate a room in their house using their own budget and acting as their own general contractor.
Before the project begins, the homeowners will come face-to-face with HGTV’s expert contractor for an assessment of what needs to be done and how much it will cost. Then, they’ll hit the ground running, scrimping and saving, pouring in their own sweat equity and hiring out sub-contractors when needed in order to finish on time and under budget.
When the renovation is completed, it’s inspection time. The HGTV contractor reappears for a detailed evaluation of the renovation and delivers an estimate of how much he or he thinks was spent on the project. If our price conscience homeowners are able to fool the contractor into thinking they spent more on the renovation than they did, the homeowners win $5,000 from HGTV.

According to Trulia, the average price per square foot for Denver was $185, an increase of 6.3% compared to the same period last year. Digging deeper into the statistics, the median sales price for homes in for the period of May 2009 to Jul 2009 was $179,000 (based on 3,627 home sales). Compared to the same period one year ago, the median home sales price increased 8.8%, or $14,500, with virtually the same number of home sales.
There are currently about 5,880 resale and new homes on the market in the city of Denver. The average listing price was $438,409 for the week ending Aug 19, which represents a decrease of 0.3%, or $1,224, compared to the prior week.

A new zoning code is coming our way! It is a significant reformat and reorganization from the current zoning and deserves everyone’s attention! The New Zoning Code changes Denver’s 53-year-old, unwieldy, patch worked zoning code. Ideally, the new code will support a growing economy, a sustainable environment, a diverse mix of housing, strong neighborhoods and a high quality of life. However, it’s not without its controversy. Much of Northwest Denver is being downzoned to only allow only single family homes, a move that could have a significant negative impact on property values.
The first draft of the New Zoning Code was presented at a series of public workshops sponsored by Denver City Councilmembers in the months of June and July. Community input from these meetings was incorporated into revisions of the second draft code and draft map that is being reviewed at public workshops in each Council District. In an effort to increase public awareness, the city has sent a postcard to every owner of property in Denver. The postcard outlines important information about The New Zoning Code, including what zoning determines and why Denver is updating its zoning code. The postcard also points to the project website at www.newcodedenver.org, as a resource to find further information and ways to get involved.
The website allows users to comment on both the language and maps of the second draft of The New Code, and also features information on the ideas and concepts behind the zoning fix, zoning blogs from the city planners and task force members, and a Frequently Asked Questions page, which is updated to include the latest questions from visitors to the website. “The comments collected at the public workshops and through the website have been instrumental in shaping our revisions to The New Code drafts,” said Peter Park, manager of Community Planning and Development. “We hoped the postcard would bring more Denver citizens into these discussions, and based on the surge in visits to NewCodeDenver.Org since the post card was mailed, we have succeeded.”

The Denver Post reported today that St. Charles Town Co. plans to redevelop the property near East High School as a retail center, including a grocery store. They’ve been talking with grocers Sunflower Farmers Markets and Sprouts Farmers Market about their interest in locating in an old Safeway most recently occupied by a church at the corner of Colfax and York. Hope it works out! Finally they’ll be a real buzz of activity in the area, especially with their recent redevelopment of the old Lowenstein Theatre, where the Tattered Cover bookstore and Twist & Shout music store are now located.
