Apply for a street tree that will beautify your neighborhood,

Trees this size usually sell for more than $100, but Denver Digs
brings them to Denver residents for only $25 each!

Trees are FREE for residents in target neighborhoods. These
neighborhoods, chosen for their particularly low canopy cover, include Athmar Park, Baker, Barnum, Barnum West, Chaffee Park, Clayton, Cole, Elyria-Swansea, Five Points, Globeville, Jefferson Park, Lincoln Park, Montbello, Northeast Park Hill, Ruby Hill, Skyland, Sunnyside, Sun Valley, Valverde, Villa Park, West Colfax, Westwood, and Whittier. While trees for all other neighborhoods cost $25, “Treeships” are available for those with financial hardship.

Denver Recycles’ annual Treecycle program will be recycling thousands of Christmas trees into mulch again this holiday season. Treecycle helps Denver avoid using landfill space and paying disposal fees for a valuable, recyclable resource — Christmas trees.

Denver Recycles grinds the Christmas trees into valuable mulch, which is made available FREE to Denver residents in the spring. In 2009, Treecycle recycled more than 18,000 trees, which were reclaimed by Denver residents at last spring’s Treecycle Mulch Giveaway and Leafdrop Compost Sale. Residents may call 720-865-6810 after April 1, 2010 for more information about the 2010 Treecycle Mulch Giveaway and Leafdrop Compost Sale.

Is Your Agent Looking Out For Your Best Interests?

Came across a situation the other day that I thought warranted some attention…

I believe that there exists some confusion regarding what to do in multiple offer situations, particularly with regards to the counter-offering process. There are agents out there who do not know that just because the seller has submitted a counteroffer to a prospective buyer, doesn’t mean that the seller cannot rescind that counter-offer. Quite the contrary, sellers CAN and SHOULD rescind their counter-offers, if in fact they get a better offer during the negotiation phase. Does your agent know that until both parties have signed on the dotted line, the property is still available and up for grabs to any other buyers? Sellers can rescind counter-offers, just like buyers can rescind offers at any time, up until the point where everybody signs, and the contract is binding. The deadline (date and time) on that counter-offer, as well as the contract acceptance deadline in actuality mean nothing, they are basically a guideline. This will become more and more relevant as we head into a seller’s market (yes, we will be heading into a seller’s market, it’s just the natural course of markets, right). We will see issues arise when a buyer submits their offer, it gets it countered, and sees that they have a deadline of say 5PM the next day, then they drag their feet in signing the counter-offer, thinking that they actually have until 5PM the next day. The seller receives a better offer during that time-frame, and rescinds their counter. At least that’s what they should do, if their agent advises them properly, and acts in their best interests. Then, ooops, the buyer loses that property, and is furious at their buyer’s agent. We as buyer’s agents, need to make sure to communicate to our buyers that until ALL parties have signed on the line, there is no contract, and they do stand the chance of losing that property, and the seller can rescind their counter-offer.

My situation, was the flip-side of that coin. My buyers wrote on offer on a property, the listing agent told me that there had already been an offer which the seller countered, but the property was technically available. My buyers wrote a good offer, and we actually heard from the other agent (verbally) that it was the better offer. I tried the convince the listing agent (but to no avail) that the seller CAN actually rescind their counter, and go with our offer. The listing agent (in my opinion) did not communicate that to her seller, and the other buyers accepted the seller’s counter (which was less than our offer), and now the seller is obligated to that buyer for less than my buyer was willing to pay. It is quite obvious, that in this particular situation, the sellers best interests were not being represented.
So the next time you hire an agent, ask them, do they really know how to negotiate offers, and how do they deal with multiple offer situations (as they are arising more and more frequently). Their answer could be very telling, and could cost you thousands.

Why Rent? 0% Down Payment is still available.

Why Rent? When renting an apartment or a home,  you sign your lease, you owe first and maybe last months rent as your security deposit, and perhaps a pet deposit. That can amount to thousands of dollars.

Why would anyone rent when you can become a homeowner for NO money down, and STILL be making a payment that is very similar to your rent payment?

Are you aware that there is a 0% down program still available? That means zero, zip, nada. If you qualify, you could own your place with less money than it would take you to get into a another rental home. This is not like the programs of the past with their high interest rates and adjustable mortgages. This is a regular 30 year fixed mortgage. You don’t even have to be a first-time buyer, and it is actually more affordable than the FHA loans out there b/c there’s no mortgage insurance.

If you can afford to rent, with this program, you can afford to own your home!

Also, just a quick reminder, the summer is racing by and Nov. 30th will be here before we know it. November 30th is the deadline for the $8,000 tax CREDIT (that’s free money). In order to meet the deadline, buyers should plan on being under contract by no later than Oct 15th to safely close before the tax credit expires. Since many first time buyers take 3 months to complete their search, the TIME IS NOW.

If you wait until the last minute to look for a home, there will be no guarantee that your lender can close your loan on time. There’s expectation of large volumes of procrastinators, $8,000 is a lot of money to miss out on.

Mayor Hickenlooper announces schedule for community budget meetings

Mayor John Hickenlooper today announced a series of six community meetings to solicit public input on the City’s 2010 budget plans. The meetings will happen this month in all corners of the City.

“This is a critical time for our City’s budget as the ongoing recession affects communities across the country,” Mayor Hickenlooper said. “We want to hear from citizens about their priorities for City services and programs. We encourage everyone to participate in one of the six public meetings or complete a survey online.”

The City has taken a number of steps already to cut costs and find efficiencies including: reducing the size of the City’s fleet; consolidating the City’s payroll function; reducing the number of positions hired; scheduling furlough days; reducing pay increases for City workers; and centralizing finance functions. The City must trim $70 million over the next 18 months to balance the budget.

Citizens who are unable to attend a public meeting will be able to review the City’s presentation and participate in a survey at www.denvergov.-org after June 18. For additional information or to share your feedback, call 3-1-1 or send an e-mail to heather.barry@-denvergov.-org.
