For the last several months, real estate investors have been busy. I’ve noticed a distinct increase in activity from investors buying up homes in and around urban Denver. Many LIVE agents are busy writing offers, many of which are in competition for great deals. And now, HomeVestors of America has just released a report confirming my suspicions. Denver ranked No. 6 on its list of top 10 markets for residential real estate investing in the third quarter.
Its beleived many of these investors are paying cash for houses, because of the debt crisis that has made borrowing more difficult. Surely assets are being diverted from the stock market to more ‘hard assets’ like real estate.
Based on the report data, the best U.S. markets for home sales, in order, are:
(1.) Dallas
(2.) Houston
(3.) Fort Worth, Texas
(4.) Atlanta
(5.) San Antonio, Texas
(6.) Denver
(7.) St. Louis
(8.) Philadelphia
(9.) Milwaukee
(10.) Richmond, Va.
I read on Inman News today about Coldwell Banker’s new promotion encouraging their home sellers to reduce their asking prices by 10%. WHAT? DID I READ THAT RIGHT? According to the article, the CB corporate office is promoting a sales event during which participating sellers who have listed their homes for sale through a company agent will drop their asking price by up to 10 percent. Sounds like crazy talk to me!
I’m dumbfounded by this rash, seemingly thoughtless idea. Its nuts to think that every house for sale across the country is overpriced by 10%. I believe that all real estate is local. The market in suburban Detroit is very different than urban Denver, and mountain real estate in Steamboat Springs is different than Palm Springs. Cutting prices across the board seems simplistic, and sends buyers and sellers the wrong idea. Read the whole article here, http://www.inman.com/news/2008/10/6/coldwell-banker-promotes-price-reductions, and post your thoughts too.
